How a job runs

Renovations have an order, and skipping a step is what turns a three-week job into a three-month one. Here is the sequence we hold to.

01

Walkthrough

We come look at it in person. Free, no obligation, and you get a straight answer on whether what you want is realistic for the space and the budget.

Scope & quote

A written scope of what is included and what is not, with the trades named. If something is likely to turn up once we open a wall, we say so before you sign, not after.

03

Schedule & permits

Trades get booked in the right order and any permits go in. This is the part homeowners lose weeks on when they coordinate it themselves.

Demo & rough-in

Tear-out, framing, then electrical, plumbing and ventilation while the walls are open. Nothing gets closed up until the rough-in is done and inspected.

Close-in & finishes

Insulation, drywall, tape, paint, flooring, trim and fixtures — in that order, so no finished surface gets wrecked by the trade that follows it.

Walkthrough & punch list

We walk it with you and write down every last thing you are not happy with. The job is done when that list is empty, not when the trades have left.
